Selected Achievements

Property Management: Managed real estate holdings for two organizations that more than doubled in size during my tenure, to a total of one hundred fourteen locations. Established contract execution requirements for each property, created tickler files for notification dates, trained store managers on responsibilities, and established corporate follow up actions. This system was 100% effective for fourteen years. Personally opened and managed eleven new retail facilities, in three states, totaling over nine hundred thousand net rentable square feet. Established new store opening criteria for projects that followed. Created marketing plans. Performed site analysis, redesigned retail space as required and supervised construction build out.

Construction Management: Built twenty-two new stores totaling over one point four million square feet. Created project management schedules, reviewed construction plans, established budgets and bid processes, secured materials and contract services, and instituted quality control measures. Set up pricing/budget module to accurately predict project costs. Revised product line to decrease cost while maintaining quality. This cost reduction enabled development of several financially marginal facilities.

Financial Responsibility: Created budgets and five year pro-forma’s for managed locations with comparisons to actual and marketing adjustments to meet/exceed goals. Maintained P&L and Balance Sheet for all locations. Assisted in the sale of two portfolios generating capital for future projects. Complete financial responsibility for the start up and management of two new companies, including business plans, establishing and paying off of lines of credit, accounting set up, contract and vendor negotiations, budget and cash flow projections, and profit & loss responsibility. Most recently paid off 100K LOC and banked 250K in reserves within four years. Paid substantial distributions to partners during the same time period.

Strategic Business Planning: Through the sequential addition of a real estate management company and a metal building construction company, established comprehensive development services for product line making continued expansion viable, even under volatile materials and market conditions. Spearheaded the consolidation of five company consortium with separate areas of expertise in the same industry, into one group offering full development services, thereby enhancing marketing capabilities. Organizational lead and active participant in new web site development. The group became one of the most well known names in the industry increasing Internet leads by 300%. Evaluated activities, eliminated/enhanced actions to improve processes, wrote procedures/procedure books for five companies. Adapted business to qualify for government contracts. Obtained Texas HUB and SCTRCA VBE, WBE certification.

Employee Training: In depth manager training at corporate office group presentations and individual counseling at store locations. At employee review sessions emphasized strengths and coached on areas of improvement, emphasis on professionalism, sales techniques, contract law, customer service, and profit theory. Set key result areas and monitored performance indicators. Trained employees on tactics to enhance market share. Educated trade show venue attendees on business concepts, development issues, and customer service.

Author/Presentor: Trade show seminar, round table, and floor presentation speaker for industry’s two largest trade show hosts in the US. Authored twelve articles for three leading trade magazines. Created and presented two webinars and three instructional web site video lessons. Selected to author the annual 2010 Development Handbook for one of the industries leading publishers.
